By way of visual examination of the condition of a home, residential inspections offer professional opinions that give the home buyer valuable insight into the overall condition of their investment.
What will the home report tell you?
Our prepared report will list all the structural components of the home, such as foundation, walls, floors, ceilings, roof and basement (if any), as well as all the operational systems in the home, such as plumbing, heating and electrical. Our standard report is a FULL report. You have the option to omit parts of the report; for example, you may already know that the roof needs replacing, so there would be no need to inspect the roof covering. Your report will include digital photos of the existing problem, if applicable
I am buying a new home in Houston. Do I need a Texas real estate inspection?
Yes. Even new homes have deficiencies that the builder may not see or neglect to repair.
I am selling my home, should I have my home inspected?
It’s a good idea to have a pre-sale home inspection. It lets you, the seller, know the condition of the home and have the opportunity to address the problems, if any.
Am I required to have a home inspection?
Home inspections are optional and, more often than not, at the buyer’s discretion. Buying a home is the biggest investment most of us will ever make, and therefore residential inspections are highly recommended.
How long does a home inspection take?
On an average, a home inspection will take 2 1/2 to 3 hours. Some will take longer depending on the size and the age of the home being inspected.
How do I determine if my inspector is licensed?
To determine if your inspector is licensed, go to the Texas Real Estate Commission website: http://www.trec.state.tx.us/, and then perform a licensee search. Enter the license number of the inspector to verify whether he/she is registered by the state to perform a Texas real estate inspection.
Do you fix the problems you find during residential inspections?
No, due to Texas Real Estate Commission, home inspectors are not allowed to make the repairs.
